Buyer is Planning on Developing a 90,000 SF Class A Office Park on the Vacant Land

Lee & Associates-LA North/Ventura Inc., a full-service commercial real estate firm serving the San Fernando Valley and surrounding areas, has recently completed a 5.17-acre land parcel on behalf of Nearon Enterprises and HQ Development LLC. One of the few remaining land parcels in the Conejo Valley, the vacant lot is located at 29851 Agoura Rd in Agoura Hills, Calif. Value of the transaction was not disclosed due to confidentiality issues.

Mike Tingus, senior vice president/managing principal of Lee & Associates-LA North/Ventura Inc., represented the seller, Nearon Enterprises and the buyer, HQ Development LLC in the sale. Marc Spellman, principal, Wayne Saldana, principal and Jay Rubin, associate of Lee & Associates-LA North/Ventura Inc., will be the exclusive leasing agents for HQ Development’s new proposed office park.

“The proposed 90,000 SF office development called Heritage Court will be located in a prime area of the Conejo Valley and will boast over 300 lineal feet of the 101 Freeway, giving high visibility to the anchor tenants,” said Tingus. “Additionally, we have several transactions in the works, as the Conejo Valley office market continues to tighten.”

According to Spellman, HQ Development’s success will be achieved by providing an efficient, state-of-the-art and technologically superior building exceeding or meeting tenant’s requirements.

“Within the past 90 days, positive absorption exceeded 200,000 square feet throughout the Conejo Valley office market in addition to Countrywide’s recent acquisition of the former State Farm Insurance building, which is undergoing renovation for Countrywide’s occupancy,” said Spellman.
